Nearly 3/4 of international store openings in Australia last year were made by existing brands.

This is according to the latest CBRE Retail Marketview report.

The report revealed expansion by international retailers continued, with 75 stores opening in 2016, an increase from 73 in the previous year.

70% of those 75 stores were also expansions by existing brands, which is a dramatic shift from the 50-50 split in 2015.

International retailers continued to take up occupancy in major regional centres, with some expanding beyond metropolitan areas.

The report expects global brands to continue pushing into suburbs into 2017.

This expansion is taking market share away from incumbent retailers, according to the report. 

"The entrance of international brands has put downward pressure on domestic retailer profit margins, resulting in some domestic retailers going into administration or closing in 2016."
